Terms of Service

StrataChecks is a public information tool for people buying or owning strata property in New South Wales. It offers a free search over strata plans and managing agents compiled from public data, and a paid service that reads a strata inspection report you upload and produces a plain-English summary and risk assessment.

We are an independent business. We are not affiliated with, endorsed by or acting for the NSW Government, NSW Fair Trading, the NSW Strata Hub, any owners corporation or any strata managing agent.

You need an account to analyse a report. You must be at least 18 and give us a working email address. You're responsible for keeping your password private and for everything done through your account; tell us straight away if you think someone else has access to it. One person, one account — please don't create multiple accounts to claim the free preview more than once.

• Report analysis is paid for with credits. One credit unlocks the full analysis of one report. Each account gets one free preview.
• Prices are shown in Australian dollars at the time of purchase and are processed by Stripe. We don't see or store your card details.
• Credits don't expire. They are tied to your account, can't be transferred to another account and have no cash value.
• A credit is only deducted when you unlock a completed analysis. If an analysis fails, no credit is used.
• We may change prices at any time. Changes don't affect credits you've already bought.

If you change your mind, we'll refund unused credits in full if you ask within 14 days of buying them. Credits that have been used to unlock an analysis aren't refundable, except where the analysis was materially wrong or unusable because of a fault on our side — in that case tell us and we'll either fix it, re-run it or refund the credit. Refunds go back to the original payment method. Nothing in this section limits your rights under the Australian Consumer Law (section 12).

When you upload a strata report or any other document you confirm that you are entitled to have it and to have it analysed — for example, because you obtained it as a prospective purchaser or owner. You give us a licence to store, copy and process the document, including sending it to our AI provider, for the sole purpose of producing and showing you your analysis and running the service. We don't publish uploaded reports, share them with other users, or use them to train AI models. How we store and protect them is set out in our Privacy Policy.

Don't upload anything that contains malware, that you don't have the right to use, or that isn't a strata document. We may refuse or delete uploads that aren't what the service is for.

Our analysis is produced automatically by software, including a large language model that reads your PDF. It is designed to help you understand a report faster and spot things worth asking about. It is general information only. It:

• can misread, miss or misstate figures, dates and facts, especially in scanned or unusually formatted reports;
• is based only on the document you uploaded and our public data — it doesn't know what the report leaves out;
• is not legal, financial, building, valuation or investment advice, and is not a strata inspection report;
• does not take your personal circumstances into account and is not a recommendation to buy, not buy, or pay any particular price.

Always check anything that matters against the source report itself, and get advice from a qualified conveyancer, solicitor, strata inspector or financial adviser before making a decision. You are responsible for any decision you make in reliance on the service.

The free search draws on public datasets that we collect, clean and combine. Those sources contain errors and gaps, update on their own schedules, and sometimes lag reality by months. We do our best to keep the data accurate and current but we don't guarantee it, and a listing on StrataChecks is not a substitute for a title search, a strata records inspection under section 182 of the Strata Schemes Management Act 2015 (NSW), or enquiries with the owners corporation or managing agent.

You agree not to:

• scrape, crawl, bulk-download or systematically extract data from the site, whether by hand or with automated tools, or republish our data or analyses without our written permission;
• circumvent rate limits, access controls, paywalls or the one-free-preview rule, or probe the service for vulnerabilities;
• use the service to harass anyone, to make defamatory claims about a building, manager or person, or for any unlawful purpose;
• resell or offer the service to third parties, or use it to build a competing dataset or product;
• upload content that infringes someone else's rights or is unlawful to hold.

Reasonable personal use — searching for buildings you're interested in, sharing a link to a plan page — is of course fine.

The site, its design, code, articles, the way our data is compiled and presented, and the analyses we produce are owned by StrataChecks or our licensors. You may use them for your own personal, non-commercial purposes. Underlying government data remains subject to its own open-data licences. You keep ownership of anything you upload; we only take the licence described in section 5.

Through the site you may ask for an inspection quote or a referral to a conveyancer, lender, buyer's agent or building inspector. Those providers are independent businesses. Any engagement is between you and them, on their terms; we don't vouch for their work and aren't responsible for it. We may receive a referral fee if you go ahead. We also link to external sites we don't control.

We aim to keep StrataChecks available and reliable but we don't promise it will be uninterrupted or error-free. We may change, suspend or discontinue any part of the service, or these terms, at any time. If we change these terms materially we'll update the date at the top and, for account holders, let you know by email; continuing to use the service after that means you accept the change. If we ever shut the paid service down we'll give account holders reasonable notice and refund unused credits.

Our services come with guarantees that can't be excluded under the Australian Consumer Law. Nothing in these terms excludes, restricts or modifies those guarantees or any other right you have under a law that can't be contracted out of.

Subject to that, and to the fullest extent the law allows: the service is provided “as is”; we exclude all other warranties, express or implied; we aren't liable for any loss or damage — including loss of profit, loss of opportunity, or any indirect or consequential loss — arising from your use of or reliance on the service or from a decision you make about a property; and where liability can't be excluded but can be limited, our total liability to you is limited to re-supplying the service or refunding the amount you paid us in the 12 months before the claim arose.

You can stop using the service or ask us to delete your account at any time by emailing [email protected]. We may suspend or close your account if you breach these terms, misuse the service or where the law requires; if we close your account for a reason other than your breach we'll refund unused credits. Sections 6, 9, 12 and 14 survive termination.

These terms are governed by the laws of New South Wales, Australia, and you and we submit to the non-exclusive jurisdiction of the courts of New South Wales. If any part of these terms is found to be unenforceable the rest still applies.
